The application fee is $45 and is non-refundable. Add admin fee of $100. In addition to paying your application fee with this application, you will be required to pay a nonrefundable Administrative fee of $100. This Administrative Fee must be submitted prior to GC Real Estate Partners processing your application. This Administrative Fee is a nonrefundable fee and is not associated with your Security/Damage Deposit. Should your application be denied for tenancy, this Administrative Fee will be refunded to you. When you are approved, this Administrative Fee becomes nonrefundable. This Administrative Fee must be paid within 24 hours of it being requested via the portal link. If this is not paid within 24 hours of request, your application will be cancelled, and application fee will be refunded.
To be considered for residency, applicants must:
- Be at least 18 years old.
- Have a Social Security number (or a co-signer/guarantor with one).
- Meet income, credit, criminal, and rental history screening criteria.
- Total gross income must be at least 2.5 times the rent.
- All income sources must be verifiable.
- Equity and assets may be considered if income is below the threshold.
- Credit history with late payments, liens, judgments, bankruptcies, charge-offs, or accounts closed by creditors may result in denial.
- Applicants with 3+ NSF checks may be denied.
- Unpaid collections/judgments may result in denial (extenuating medical or catastrophe-related circumstances may be considered).
- Bankruptcy cases will be evaluated individually.
- Accepted applicants with extenuating circumstances may need to pay an additional security deposit (minimum 1 month’s rent) or have a co-signer.
- Felony convictions within the past 7 years old, may be reviewed on an individual basis.
- Gross misdemeanors within the past 3 years, two DUIs in 1 year, assault/drug-related misdemeanors, or a history of criminal convictions may result in denial.
- Active charges for disqualifying offenses will result in denial.

- Evictions or foreclosures may result in denial.
- Must provide verifiable housing history for the past 10 years or last 3 residences (whichever is longer).
- 3+ late rent or mortgage payments in 1 year may lead to denial.
- Negative rental references (lease violations, disturbances, property damage, unpaid rent, etc.) may result in denial.
- Owing money to a current or previous landlord may result in denial.
- Previous tenants whose lease was terminated or non-renewed may be denied.

- Providing false, misrepresented, or omitted information will result in automatic denial.
- We comply with federal, state, and local Fair Housing, Civil Rights, and Equal Opportunity Laws.
A professional and respectful relationship is expected between tenants and management.
We reserve the right to deny applicants who exhibit:
- Disrespectful, argumentative, or aggressive behavior.
- Threats, swearing, intoxication, or disruptive actions during the application process.
